Two conditions for sustainable economic growth are education and health. TGM is working with Wellers Impact who are developing properties for education and health charities in Africa. The UN sustainable development goals supported by these projects include SDG 3 (Health), SDG 4 (Education), SDG 8 (Decent Work), SDG 9 (Infrastructure), and SDG 11 (Sustainable Cities). The first projects are with charities in Nairobi, Kenya who have old offices located on prime real estate or who own vacant land plots that are prime real estate. The projects involve constructing a 10 or so story building that might be for offices, student accommodation, etc. on the land. The projects generate income that in many instances allows the charities to achieve financial sustainability for their current level of activities without having to continue to rely on donations. These projects also generate attractive returns to investors.
Another important factor to keep in mind is that with 50% of the world’s population growth over the next 30 years coming from the African continent (i.e. an additional one billion people) investing in and supporting the infrastructure in Africa is both an opportunity and important.
Wellers Impact have adopted a fair deal philosophy that ensures the economic interests of the charity are well looked after, as a result their medium-term pipeline includes over 50 projects all across Africa. The value of these projects, if they all proceeded, exceeds $1b and so they are actively looking for institutional investors around the world.
